How buying an assumable home works
- Find the right home. Most listings don't say "assumable." We check the loan type and estimated rate on homes for sale in Denver metro and send you the ones that fit.
- Know your cash. You pay the seller's equity (price minus loan balance) plus closing costs. We show the number for each home and options to cover part of it.
- Write the right offer. The contract needs assumption terms and realistic dates for the servicer. About half of listing agents have never done one; we walk them through it.
- Get approved by the servicer. The servicer checks your credit and income. We push the file and keep everyone on schedule.
- Close at the low rate. The loan moves into your name with the seller's rate and remaining term.

Questions people ask
What is an assumable mortgage?
It's a home loan the buyer can take over from the seller, including the seller's interest rate, remaining balance and remaining term. FHA, VA and USDA loans are assumable with the loan servicer's approval. Most conventional loans are not.
Do I need to be a veteran to assume a VA loan?
No. A non-veteran can assume a VA loan if the servicer approves them. The seller's VA entitlement stays with the loan unless the buyer is a veteran who substitutes their own entitlement.
How much cash do I need?
You pay the seller the difference between the price and the loan balance (the equity gap), plus closing costs and the servicer's assumption fee. Some buyers cover part of the gap with a second mortgage. We'll show you the exact numbers for each home.
How long does an assumption take?
Most take 45 to 90 days after the servicer has a complete file. Some servicers take longer. We plan the contract dates around the servicer we're dealing with.
What does it cost to work with you?
For buyers, usually nothing out of pocket: in most sales the seller pays the buyer's agent. We'll confirm before you make any offer.
